About Heartland Ag Appraisals

Welcome to Heartland Ag Appraisals. I’m Andrea Miller, and I founded this firm with a simple goal: to provide honest, accurate, and clearly written valuations for the rural communities I grew up around and deeply care about. I proudly serve Kansas and Oklahoma, focusing exclusively on the agricultural, rural residential, and rural commercial properties that define this region.
My appraisal work includes cropland and pasture farms, recreational tracts, rural residential acreages, agricultural facilities, and a variety of rural commercial properties—such as vet clinics, tire shops, ag-service businesses, small-town offices, and other commercial buildings that support local economies. Every assignment is approached with the same mindset: understand the land, understand the improvements, understand the market, and deliver a valuation that people can actually use—not just read. My reports are written to be easily understood, helping clients clearly see how the market behaves and how their land, buildings, and site characteristics contribute to value.
